Some homework for the summer
Summer vacations can be used for more than just holidaying. This being the time when people relocate, those on the lookout for houses to buy or rent should keep their eyes and ears open

What are you planning this summer? Are you one of those lucky souls either planning a holiday in Singapore or Sri Lanka or just taking it easy gobbling tonnes of high-calorie snacks and watching those movies on DVD that you missed on the big screen since last vacation?

Or are you one of those unlucky souls forced to do serious stuff like look out for a new house or rent out the existing one when the whole world appears to be taking a holiday? If you are indeed in the latter category then read on.

Summer is the time when there is a lot of movement in people's lives, well, literally. This is the time of transfers and relocation; the time of school admissions and locating a house near the school just so that the kid can be comfortable. All this means that there is constantly someone looking to rent a house just as there is another wanting to let his house.


Resale market
This is also the time when you decide to use the school vacation to repaint the house or get some important woodwork or flooring done or redone. But first things first. The realty market is not about new constructions alone, as the resale market for residential properties is equally exciting. This is typically the time of the year when the resale market gets widened and plays host to good bargains and even desperate sales. "More than the transfers, it is the education (factor) that drives the resale market during summer," points out V.P.S. Kumar of real estate consultancy Crystal Links.

The growing trend among professionals moving out of the city to take up new assignments is to leave their family behind. Many of them, particularly those going abroad or sure of a long stay in the new city, however, sell their residential properties.

Those in the habit of tracking the real estate market closely say the pressure on such people to sell the property within the limited time available makes them sell at even slightly lower prices. So summer is a time when you should keep your eyes and ears open for such offers.

A similar string of desperation is also apparent among buyers whose choice of properties is driven by the need to stay near reputed schools. "There is a heavy rush in summer for properties in residential localities around school zones (in a radius of around 10 kms)," says Mr. Kumar.

As regards families coming into the city, especially those with roots in Chennai, their search for a property also starts during summer. Some of them, especially the growing breed of non-resident Indians and people from other States keen on settling in Chennai, do not mind paying slightly more for a good house, according to sources in the realty market.


For the final decision
Such a trend was leading to a near inexplicable hike in property prices causing concern to many. For builders too, "summer sale is good. It is not a lean season," says M. K. Sundaram of Chozha Foundations.

Estimating the sale of flats in this period to be about 10-15 per cent more, he says, in many households the final decision on purchasing properties is taken when children working in other places come home for vacations. The leave from their professional commitments provide them quality time to access the property and finalise it.

Driving the confidence of doing better business this summer is the fairly comfortable situation that Chennai is in on the waterfront, thanks to the bountiful rainfall in the last quarter of 2005.

Of course in areas perennially short of water, the builders tend to keep a low profile during summer.

But for those already owning properties, this summer could be a time to secure their homes against the heat. There are a host of techniques available to beat the heat and they are all not about air-conditioners or cool, succulent watermelons!
